Our Maintenance

We offer three kinds of unique maintenance programs. The first offers free parts, repairs and service calls. The second offers free service calls. The third offers free labor. All three of these programs come with a maintenance.

1. FSA (Full service agreement)

Benefits: Owner receives a fixed cost, no overtime or after hours charges, and priority calls.

Included: Full service contract include one yearly tune up, a $100 to $200 value, with one 1" filter replacement included. The included filter is a multi pleated Merv 8 Filter (specialty filters will be quoted separately). Incorrectly sized or improperly installed filters will not filter the air correctly, which will cause dirt to bypass the filter and plug the indoor coil, potentially resulting in water damage, lack of cooling, and/or internal damage to the compressor and components.

Covered Components: The following items are covered 100% under this plan: compressors, contactors, relays, capacitors, indoor blower motor and blower wheel, condensing fan motor and blade timers, safeties, Hi-Lo safeties, loss of charge safety switches, fan cycling switch, pilot igniters, temperature safety switch, transformers, limit switch, control board fuses, heat sequencer, unit’s interior electrical components, gas flex lines, refrigerant leak search and cause identification, if low, and all damages to the unit that are caused by a malfunctioning covered part, which includes refrigerant charge.

Not Covered: The following items are some examples not covered under this plan: coils, refrigerant leaks, restrictions, dryers, ECM motors, ductwork, registers, disconnects, main fuse, circuit breakers, line sets, heat exchangers, flew, electrical exterior of unit, removal of a coil to clean, filters larger than 1 inch, neglect, acts of God, vandalism, natural disasters, power failures, paint, cabinet and cabinet fixtures.

Requirements: All units must be in proper working condition before the FSA goes into effect.The first service call will include a full tune up and inspection; items that are not working properly will be quoted for repair in order to bring them up to manufacturer's standard and qualify them for this program. At this time, customer may opt out of program. There will be an $89 tune-up charge. If the customer decides to continue with this program he or she will have 30 days to complete the required repairs. All repairs will be quoted at a discounted rate of 25% off parts.

Tune ups: Here at D.T.M., we believe upfront communication and honesty are the only way to do business. Our tune up is designed to catch small problems before they turn into big, costly problems. Our tune ups include tightening all electrical connections, checking MFDs on capacitors against their recommended rate, checking voltage drops on all contactors and relays, checking amps and volts on all motors and compressors, washing outdoor coils, cleaning indoor coils, cleaning drain pans and checking drain lines, checking refrigerant levels, greasing any necessary parts, checking belts and adjusting if needed, replacing the filter, tightening all bolts and screws, inspecting burners and heat exchangers, checking gas valves and ignitors.

Why do you need this service? Here in North Texas, air conditioning and heating is a necessity, not a luxury. So when your unit is not working properly, it needs to be repaired. The air conditioning and heating unit is one of the most expensive pieces of equipment in your home, thus the most costly to service. Our program lessens the risk of serious damage to your unit and prevents potentially costly issues, by making professionals responsible for service and maintenance, to care for your investments.

The cost for this FSA is $30.00 a month for the first unit at a single address. If a second unit is located at the same address, it will receive a discounted rate of $24.00 a month.

Payments can be made semi annual or annually. If payments are made annually we will take 5% off the total contract price.

2. Maintenance & SCA (service call Agreement)

The SCA and maintenance agreement offers one maintenance inspection per year. With this agreement you will receive no service call charge, no diagnostic charge, no overtime or after hours charge. There are only two instances where you will receive a service call fee. First, is if we gave a quote for an item that was not approved and the call is for the same item. Secondly, would be for “nuisance calls”. A nuisance call includes dirty air filter, thermostats set incorrectly, unit turned or shut off, no power as a result of an act of nature or a tripped breaker. These calls will result in a $89 service charge. Maintenance The first maintenance will include a list of recommendations if any are needed. You do not have to bring the unit up to manufacturer specs on this agreement. If we have to go out for a service call on something that we recommended to be replaced we will impose an $89.00 service call charge and all quotes will receive 25% off of parts.​ ​Here at D.T.M., we believe upfront communication and honesty are the only way to do business. The cost for this program is $79.00 for the first month and $10.00 a month after that. The contract is binding for one year. All work done will receive 25% off of parts and have a one year parts and labor warranty.

3. Maintenance & FLC (Full Labor Contract)

We offer a simple and straightforward program with no hidden costs. The cost is $81 for the first month and $12.00 a month after the first month, per air conditioning and heating equipment, which includes one full maintenance and also covers the cost of labor on service calls. The contract is binding for one year. The only instances when labor is not included is for Ductwork, non accessible items such as thermostat wire in the wall and “nuisance calls.” A nuisance call includes dirty air filter, thermostats set incorrectly, unit turned or shut off, no power as a result of an act of nature, or a tripped breaker. These calls will result in a $89 service charge. All other HVAC labor is covered 100%. HVAC work does not include electrical work outside of the unit.

The $12.00 per month charge does not cover the cost of parts. Parts will be discounted 25%. All parts include a minimum of a one year warranty.

Typical service calls from other HVAC companies can range anywhere from a hundred dollars to thousands, depending on the work that must be done. Most companies mark up the labor costs, and may sell a small $20.00 part for $200.00 or more. This program eliminates the high mark up labor cost by grouping maintenance work for a large number of units together, similar to having a lawyer on a ​retainer. Full Maintenance
